Like realtors and appraisers, we calculate the square footage of the “conditioned spaces” only, meaning the areas of the home that are heated. Some areas that are not included in our square footage calculation include porches, patios, screened porches, bonus rooms, garages. Foundations, either crawl space or slab in grade, are priced less than "conditioned space."
We calculate "conditioned spaces" using exterior walls. Basements, or any areas inside the home that will be finished later, are considered "conditioned spaces" and will be calculated into overall square footage for billing.
Each city, state, province and subdivision may have their own set of codes and regulations that have been determined to work best for that area. Our plans are designed to meet the national building (IRC 2018) code standards from the time and place where the plan was designed, but plans are not generally updated for any specific region.
Many areas require additional steps once you have purchased your plans, including site plans, structural engineering, MEP (mechanical, electrical, and plumbing) plans, energy code compliance, and local code updates, so be sure to budget for what is needed in your location. Your plans may need to be modified to comply with local requirements regarding snow loads, energy codes, soil and seismic conditions, as well as a variety of other location-specific planning factors. Prior to ordering plans, we strongly advise that you seek advice from a homebuilder or engineer to discuss local planning requirements. You may also want to consult with your local building official AND the list of your Subdivision's CCR's before applying for any permit or beginning construction.
We authorize the use of our plans with the express condition that you comply with all local building codes, zoning requirements and other applicable laws, regulations, ordinances, and conditions set forth by your planning commission. Modifiable plan options are available to help with any local requirements.
Some cities and states require that a state-licensed architect or engineer review and "seal" a blueprint to unofficially approve it prior to construction after a compliance review is done. Prior to application for a building permit or the start of construction, we strongly advise that you consult your contractor and local building department to see if such a review is required. Areas that have heavy rain and snow, earthquakes, coastal conditions, floods and high wind will usually require additional engineering to plans. Sundance Drafting and Design is a Drafting Company and cannot issue Seals or Stamps and will accept no liability thereby.

We understand that you want to get a good idea of how the home will look when you build it, that’s why we regularly draw house plans using 3D technology. Also, if we receive good photos, we strive to share them on the website to help give better perspectives.
A walkout basement has an exit door or doors that open to the outside, usually on the rear or one side of the house. Walkout basements are ideal for houses that will be built on a sloping lot. Due to shifting soils we recommend any plans needing a walkout basement be reviewed by a local engineer to calculate any bracing that may be needed.
Customize My House Plan
This is the most common question we receive and the answer is yes! You can work with our skilled team of home designers to customize any plan. You can request an estimate for plan modifications by contacting us during regular business hours. Design changes made in 2D AutoCad are $85.00 per hour for consultation and drafting. Design changes in 3D REVIT/LUMION are $85.00 per hour for consultation, drafting, and rendering. You can reach us during normal business hours (9-5 Mon through Fri) at 1-208-524-2880, Option 1.
Absolutely. Every lot has different foundation requirements and all our plans can be adjusted to accommodate your needs. Some plans have multiple foundation options so be sure to look for the foundation you need. If you do not see your foundation preference listed, you are welcome to request pricing for the plan modifications.
Yes; however, we cannot “shrink” the whole plan down. Since areas like doorways, hallways, window sizes, etc. need to stay at a fixed size, they cannot be reduced. We need to look at each section of the house in order to determine where adjustments can be made. Please call one of our House Designers at 1-208-524-2880, Option 1 to clarify any specific plan modifications.
Yes, common areas that will need to be adjusted are doorways, hallways, kitchen and bath configurations, and closets. In order to be wheelchair-accessible it is important to have the width needed to maneuver and turn around within the home.
The roof pitch can be raised or lowered, for the most part, though roof pitch changes may not be feasible for plans with complex rooflines and multiple pitches. Also, find out about CCR's for area and subdivision. Check with one of our Plan Advisors at 1-208-524-2880, Option 1 to see if the roof pitch can be adjusted on your favorite plan.
In some cases, yes, but we typically design to meet the International Building Code standards. Since every area has different requirements, be sure to find a good home builder who can guide you through the local permit process. Once you submit your plans, we can work with you to make additional changes for an hourly fee.
Plan modification pricing for 2D AutoCad and 3D REVIT/LUMION is $85.00/hour for consultation, design, and drafting. Typically, we see and average of 20% savings in buying a plan from our library and making modifications, however that can vary. We are happy to estimate modification work by appointment in person, or over the phone to give you and idea.
Plan modifications normally take about 3-4 weeks to complete, but some projects can be completed faster. Larger plans or plans with complex modifications may take longer – up to 8 weeks in many cases. This is still usually faster than having a custom plan designed locally.
YES! 2D AutoCad design and drafting service starts at $0.60 per Heated Square Foot. 3D REVIT/LUMION design and drafting service is $0.80 per Heated Square Foot. My House Plan Purchase
All of our plans contain the basic necessary drawings to be used for the construction of a house. You can call 1-208-524-2880, Option 1 or submit a request for clarification directly from the plan page that you are interested in.
At minimum, your plans will be drawn at ¼" scale or larger and will include:
Exterior Elevations: A blueprint picture of all four sides showing exterior materials and measurements.
Foundation Plan: Drawn to ¼" scale, this page shows all necessary notations and dimensions including support columns, walls, and excavated and unexcavated areas.
Main Floor: Detailed plans, drawn to ¼" scale for each level showing room dimensions, wall partitions, windows, etc.
Second Floor: (if necessary) Detailed plans, drawn to ¼" scale for each level showing room dimensions, wall partitions, windows, etc.
Cross Section: A vertical cutaway view of the house from roof to foundation showing details of framing, construction, flooring, and roofing.
Plot Plan/Site Plan: Upon request. A site plan can show a building's footprint, travel ways, parking, drainage facilities, sanitary sewer lines, water lines, easements, and landscaping and garden elements.
3D Renderings: Include exterior and interior renderings.
Many plans have a Study Plan or Preliminary Bid Set option to be used for preliminary planning and obtaining bids. These plans will say “Not for Construction” and are not usable for actual construction. These sets are $175.00 and can be shipped within 48 hours.
On average, builders typically will need 4-5 to copies of the plan, depending on how many people are involved in the permitting and construction process. When your plan is purchased as-is, or customized, it will be made available in one of Three (3) ways which vary in price:
- PDF only Single Build
- PDF, 5 D sized prints, Single Build
- AutoCad File Purchase Unlimited Build
The Final Plans are copyrighted. Final Plans may be copied; however each Final Plan includes one license to build the home one time and are labled as "Single Build Plan." These Final Plans cannot be re-sold under any circumstance as copyright and intellectual property rights are clear. CAD files may be purchased where multiple-uses can be accomplished. Under NO CIRCUMSTANCES will Sundance Drafting and Design be liable in any way for any claims, damages, losses, expenses, costs or liabilities whatsoever resulting or arising directly or indirectly from your use of the house plans.
There are two types of reverse options available for most plans. They are called Mirror Reverse and Right-Reading Reverse.
Option 1) Mirror Reverse - This is when we reverse the plan layout without changing any of the text or dimensions to read 'normally.' The plans are reversed but all the writing is backwards.
Option 2) Right-Reading Reverse – This is when we reverse the plan but physically change all the wording, dimensions and text to read legibly. Also called a 'true reverse,' the service usually costs a little more but it eliminates costly mistakes that your builder and subcontractors may make trying to read mirror reverse plans.

When you purchase a CAD set, you get a limited copyright release with your plans. This gives you the legal rights to copy, have adjustments made, or work with a local architect and engineer to seal the plans (if required). You can print directly onto large-format sheets (to scale) from either of these options. Sundance Drafting and Design will assume no liability for design work or adjustments after the CAD set is sold.
Customer Service Center
All sales are final on copyrighted house plans, and no refunds or exchanges will be granted once you have received your plans. If you decide you cannot build the house for which you ordered plans, we may be able to offer a discount on a replacement plan. Be sure to do all your research prior to ordering plans so that you end up with a house plan (and home) that you love.
We offer free ground shipping in the continental United States. Priority and express shipping options are also available (check with one of our House Designers at 1-208-524-2880, Option 1 for current pricing). Plans shipped to Canada may have higher fees due to customs and available delivery resources.
IRC (International Residential Code) change almost every 3 years. Once they change, you will have to pay to have your plans updated. Remember that a Final Plan is a license to you to build the home one time and may not be sold to any other party.
